Regional property manager


This is a Full-time position in Southfield, MI posted November 5, 2019.

Southfield, MI As a result of continued growth, RESSCO is looking for an experienced Regional Manager to become part of our team. RESSCO owns and manages multiple properties and has more than 50 years of combined experience involving multi-million dollar real estate transactions, equity investments and development/construction projects.

Primary Functions: Oversee management of multiple properties.

Attain economic occupancy of 96% or better at every property managed.

Responsible for hiring, training, and termination of all property-level staff.

Meet or exceed income budget for all assigned properties.

Guide and assist Property Managers with preparation of all property-level reporting, advertising, marketing plans, vendor negotiations, etc.

Build strong relationships with Property Managers and support staff through positive supervision, training and motivation to create a productive workforce.

Ensure proper maintenance and preventative maintenance is being delivered at every property managed.

Promote and maintain positive relations and communication with residents.

Maintain top-notch curb appeal at all properties managed.

Always meet deadlines.

Maintain excellent communication with management and subordinates.

Work closely with Property Managers to ensure resident retention.

Preserve and maintain the overall appearance of the property, the grounds, the interior, and exterior of the buildings.

Ensure timely response toward residents and prospects daily implementing a solution-oriented approach to all problems and situations that arise.

Ensure proper scheduling and directing of all vendor and contractor services required at each property.

Inspect the property on a regular basis to ensure maintenance standards are being met.

Assess and correct all safety and liability situations that are discovered during daily inspections.

Qualifications: Bachelor’s degree strongly preferred, high school diploma required.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Minimum 3 years’ experience as a Property or Regional Manager in the apartment industry managing 800 units or more.

Highly proficient with MS Office (MS Word, Excel, PowerPoint, Outlook).

Highly proficient utilizing Property Management software.

Strong experience with Internet and Social Media marketing.

Ability to review and understand budgets and effectively interpret and communicate financial data.

Independent thinker with a high level of initiative.

Highly organized individual, adept at multi-tasking.

Skilled negotiator and problem-solver.

Strong leadership skills.

Effective communicator with great people skills.

Ability to travel to properties as required by business needs.

Availability to work evenings and weekends if necessary.
