This is a Contract position in Southfield, MI posted February 14, 2020.

Position Seeking a commercial Project Superintendent to join an aggressive, fast growing contractor/developer in the retail and commercial market.

Our Superintendents will participate in preconstruction planning and purchasing to help assure successful execution of projects.

Once projects break ground, the Superintendent will have a high level of autonomy to lead and direct the site activities including coordination of trades, problem solving and overall strategy.

He/She in conjunction with the project team will maintain project schedule and will communicate with all subcontractors, consultants, and vendors to implement the plan.

He/She shall be responsible for the coordination of work directed in the field and assure work is performed in accordance with plans and specifications.

He/She shall establish and enforce job site safety and quality control programs to ensure safe and quality completion of construction.

Major Responsibilities
· Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion.

· Perform quality control duties and responsibilities regarding the work being performed including existing conditions review in renovation projects
· Communicate with project team regarding ASI’s, RFI’s, and Material Submittals.

· Ensure that subcontractor is fully executing and complying with his contracted scope of work
· Coordinate required inspections with local jurisdictions.

· Identify subcontractor non-compliance with safety, health, and environmental quality standards.

· Identify conflicts in construction progress and communicate them to project team for resolution.

· Maintain daily log (written and photo) of activities on the jobsite.

· Walk all units on project daily to monitor activities and assist in future planning.

· Preside over weekly subcontractor meetings designed to coordinate the work.

· Issue notices of non-compliance to subcontractors regarding quality of work or scheduling.

· Ensure that the job site is always kept in a clean and organized manner.

· Perform job progress and completion punch list identification and completion.

Secondary Functions
· Assist in obtaining permits or approval of revisions.

· Gather project material submittals and maintain records of approvals at the jobsite.

· Identify areas of work that are outside of subcontracted scope.

· Opening the jobsite at beginning of the day and securing the jobsite at the end of the day.

· Participate in buyout/ subcontractor selection Qualifications
· Provide direction and resolve problems amongst multiple subcontractors and vendors
· Ability to identify deficient work and provide resolution
· Expert ability to read and understand project plans and specifications
· Endurance and ability to visit entire job site, including stairs, and other elevated structures
· Monitor and enforce jobsite health and safety
· Interpersonal skills – focus on solving conflicts, maintain confidentiality, calm in difficult situations
· Able to maintain positive relationships and open lines of communication with subcontractors and vendors
· Teamwork – Balances team and individual responsibilities, exhibits objectivity, welcomes feedback, contributes to building team atmosphere, puts success of project above own interests
· Planning/Organizing – Prioritizes and plans work activities, uses time efficiently, organizes or schedules other people and their tasks
· Always maintains a professional demeanor Other Qualifications
· Minimum of 5 years of experience in the field preferably 7
· Retail experience (Tenant Improvements)
· Proficient in the entire Microsoft Office Suite (Word, Outlook, Excel, Project)
· Experience using Procore construction management software
· Proven track record of effectively and efficiently managing job sites
